We supply high quality bath towels along with toiletries, paper towels, trash bags big and small, shampoo sets, laundry pods, dish pods, dish soap, sponges & hand soaps to get you started for your stay. *sleeping arrangements are as follows 1 queen bedroom. 2nd bedroom has a twin over queen bunk bed. 3rd bedroom has a custom bunk bed with 4 queen beds! 43 Gulf View Dr is WEST Panama City Beach and only 1 minute drive to scenic 30A! 0.5 miles to Bayou Bills Crab House and a short drive to Pier Park, shipwreck island waterpark, shell island, grocery and dinning & easy access to 98. This home has an indoor/outdoor space designed for entertaining. Off site amenities at Frank Brown Park that include baseball/softball fields, batting cages, soccer fields, outdoor basketball courts, tennis courts, tennis wall, a T-Ball field, a Miracle League field, several playgrounds, shuffleboard courts, concession stands, picnic areas, pavilions, a freshwater youth fishing pond, and Gayle's Trails, outdoor Olympic size pool and a Kids splash pool. This place was amazing!!! Everything was so clean and cute, it was stocked with everything you would need. The pool was perfect, outdoor area is a great place to hang out by the pool. We came here for a bachelorette and it was perfect!! The Crotty family was so welcoming and helpful with any questions we had. Super fast responded and truly cared about their guest. Will definitely be back!!!

Home was full of amenities. The mattress were comfortable. The Crotty Co. hosts were quick to respond to any needs we had. They were kind and helpful. We enjoyed our stay tremendously. Great location too!

Our stay at eh Crotty Co Airbnb was wonderful! Sace was great for our family. Queen bunk beds were unique and quite comfortable. Everything was clean and the backyard was inviting. We all loved the pool. Definitely recommend heating the pool in the colder months. We did and it eded up beingg perfect. Host is kind, helpful and quick to respond. Will be back again if in the area for future stay!

BOOK THE TRIP!!! was such a great stay for my girls an I. Celebrated my bachelorette trip here and the house blew us away! So beautifully dept and provided everything you can think of for a night in or day at the beach. Beds were so comfy and everyone had so much room!

*under 18 are not allowed to book. *upon check out, all trash must be taken out of house and into trash bins. Any extra bags that don’t fit into trash bins need to be set on ground by trash bins. Extra cleaning fees apply if not followed. *late check out and early check in is based off of availability. *Maximum heating and cooling of the thermostats in the house for heating is 75° and maximum cooling limit is 68° host has authority and ability to change the thermostat to abide by these rules *Guests are supplied 4 towels and 4 wash rags per full bathroom. There are 8 full bathrooms. Guests are responsible of washing their own towels and wash rags for reuse. *Guest agrees that upon booking they acknowledge the listed amenities and agree to not leave a retaliatory or negative review due to an amenity not supplied and not listed as an amenity for this property. *certain amenities such as pots, pans, silverware, cups, glasses, knives, or any other kitchen amenities, including, but not limited to salt, pepper, oils, seasonings, pool amenities, beach chairs and other amenities including but not limited to beach towels and toys and putting golf amenities are not all guaranteed upon Check in. If guest notices something missing or if something stops working during your stay please report it to us asap and we will try our best to get you a replacement. We work on truthful transparency and prohibit scams of any kind. *You will be responsible for any damage to the rental property caused by you or your party during your stay. *Any planned events must be approved first! Guests are responsible to supply their own trash bags, paper towels, toilet paper, soaps and lotions and any other amenity that is listed as a starter supply in the property description if they run out of the starter supply. *There are 2 full size refrigerators located at the property. In the event, the main fridge in the kitchen goes out, guest will be granted approval by host to use the full-size refrigerator located in the garage. As we will try our best to have any appliance fixed in a timely manner, we will not compensate for food spoilage. Damage and incidentals. You will be responsible for any damage to the rental property caused by you or your party during your stay. Any planned events must be approved first! Please follow the house rules & treat your Host’s home like your own. Pool is heated upon request and extra daily fees apply. We aren't talking about hot-tub style temperatures, but it has the ability to heat up to 85 degrees. Pool heating must be for the full duration of your stay and must be requested 48 hours prior to check in and paid before the heater will be turned on. Pool heating cost is $75/night of your reservation and is available October 1 - April 30. Additionally, Guest's credit card on file may be charged extra cleaning fees if the house is left in a condition that requires extra cleaning fee charges. Pets are NOT permitted in or on the premises unless requested and approved. Fees apply. Violation of this policy will result in a $1,000.00 pet fee, per pet, that will be charged to Guest's credit card on file. Additionally, Guest's credit card on file may be charged extra cleaning fees to include but not limited to; extermination fee, deep clean fee, odor, and dander removing fee, and animal hair removal fee. If a Guest needs to bring a service animal who has been trained to do work or perform tasks for a disability, MUST notify at the time of booking and proper paperwork will be required upon request. Guest is responsible for picking up animal waste and keeping the animal on a leash at all times. Guest will be responsible and liable for any damages caused by a service animal to reservation property or its contents. Emotional support animals are not service animals, and therefore not permitted. No Smoking or Illegal Drug Use: Smoking and illegal drug use is not permitted in the rental home. Smoking is only permitted outside and butts to be exposed of in a trash can. Violation of this policy will result in immediate eviction of Guest and a $1,000.00 fee will be charged to Guest's credit card on file. If evidence or indications of smoking or of illegal drug use are found in or on reservation property during or after reservation occupancy period, this will be deemed a violation to this Agreement. All smoking devices are prohibited including but not limited to; the use of vape pens, e-cigs, pipes, hookah, marijuana smoking devices, or any drug paraphernalia. Dishwasher pods only to be used in the dishwashers. If evidence of other soaps including but not limited to liquid dish soap, guests are responsible for any damages caused and or clean up. *Doors and windows must not stay open. All windows must stay shut and all doors must stay shut and only used for passage. The heat and air system may be shut off automatically if this is suspected. Guest is responsible for high electric bills due to this and any fines, fees or damage to and not limited to fire alarm systems, smoke detectors, interior walls and furnishings etc. associated with leaving doors and windows open. The salt air causes damage. Damage and Capacity Restrictions: Our properties are inspected before and after each reservation guests agree to pay for any flagrant damage to the units, excessive cleaning required at check-out, missing or damage to the units’ contents, or any other accidental damage to anything within the rental unit during the rental period. If any damages the renter authorizes any said damage or missing items charged to their credit card on file. Terms include a No Tolerance Policy regarding excessive noise, parties, or disturbing neighbors. Please make sure you are comfortable with our Terms as they are strictly enforced. STRICT NOISE ORDINANCE: We have a strict noise ordinance that must be followed. No loud noises, music, load vehicles are allowed between the hours of 10:00 pm and 7:00 am. Please note if the these are followed you can be fined and asked to vacate the property. APPROVED GUESTS AND USE: The Premises are for the sole use as a personal vacation residence by Approved Guests. Reserving Guest is responsible for any guests that use the property during the term of this agreement. Guest may not exceed Max Occupancy for Property at any time. If the Premises are used, in any way, by more than max allowed guests, (i) Guest and all others may be required to immediately leave the Premises or be removed from the Premises; (ii) Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected. OCCUPANCY: Approved Guests are persons who will occupy the Premises. No unlawful activity or any other activity that constitutes a nuisance is permitted on Premises. Approved Guests take full responsibility for all lost or broken items, and any damages to the Property of any kind. DAMAGE INSURANCE: Guest is required to purchase damage insurance of at least $5,000. damage costs that are above damage insurance coverage amount will be charged to guests CC on file. CLEANING: Premises will be delivered to Guest in a professionally cleaned condition. Should Guest's use and activity require more than regular cleaning services, Guest will be charged for associated excess costs. CONDITION OF PREMISES: Guest shall, on arrival, examine the Premises, all furniture, furnishings, appliances, fixtures and landscaping, if any, and shall immediately report, in writing, if any are not in operating condition or are in disrepair. Reporting repairs does not give Guest the right to cancel this Agreement or receive a refund of any payments made. LOST ITEMS OR LEFT ITEMS: Management assumes no responsibility for lost, stolen or abandoned items. Reasonable effort will be made to contact the Guest for return. There will be a $25.00 handling charge plus shipping costs for any found items returned at Guest’s request. Management shall not be held liable for condition of said items. Any items not claimed for longer than 30 days, may be donated or sold. MAIL SERVICES: You may ship directly to the home that you are staying in using Fedex or UPS while your are in the home, however we can not guarantee delivery or security of the package. This will be up to the shipping client and the shipping receiver to arrange. **We are not responsible for any lost, damaged or delayed deliveries. Returning late deliveries after a guest has left will incur an additional fee, plus cost of shipping. MAXIMUM OCCUPANCY: No guests in excess of the maximum occupancy specified in the rental agreement shall occupy the property. Breach of this will result in immediate termination of the rental agreement with a forfeiture of the entire rental amounts and or security deposit. NO DISRUPTIVE PARTIES: Any disruptive events including but not limited to, college, frat, and block parties could result in the eviction and forfeiture of entire rental amount and security deposit. ILLEGAL SUBSTANCES: No illegal substances are allowed in the rental, and minors should not be in possession of alcohol. Violations will result in eviction from the property and no refunds will be issued. TV/CABLE/INTERNET/SATELLITE: No refund shall be given for number of devices, outages, content, or lack of content or personal preferences with regards to cable/internet/satellite service. Services are provided as a convenience only and are not integral to this agreement. No refund shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regards to service. Guest understands that the area surrounding pool and spa may not be fenced or secure. Guest understands and agrees to be responsible and liable for any damages that occur to the pool and spa and its support equipment through Guest misuse and/or negligence. Swim at your own risk. Guest agrees to indemnify, release, and hold harmless owners and management company from any cost, liability, claim, damages, demand arising from injury, loss, illness, or death to guest, immediate family, guests, invitees related to the use of the pool or spa. Likewise, any damage or loss to personal property caused by or related to the use of the Swimming Pool or spa, and its facilities, and its use. Further, guest will indemnify, release, and hold harmless The Crotty Company LLC or their affiliates, associates including owners from any claims, demands, damages, and costs arising out of negligence resulting to loss, injuries, illnesses, or death. Swim at your Own Risk. Guest recognizes and fully understands and acknowledges the information above. By signing this form, guest will expressly declare that they are of legal age and are aware of the full contents of this waiver and legally accountable to any effects of this Release. SYSTEM(S) FAILURES: In the event the rental unit sustains a failure of a system, including but not limited to water, sewer, septic, electrical, gas, plumbing, mechanical, appliances, heat pump, ventilating, pool, hot tub or other system or structural systems, neither the property owner nor the Management shall be liable to Guest for damages, and no refunds will be given for such failures. However, Management will make an effort to promptly repair or replace the failed system or equipment, and in such event, Guest agrees to permit Manager or its service provider to have reasonable access to the property to inspect and make such repairs. UNFORESEEN OCCURRENCES: Management will not assume liability for any loss, damage or inconvenience caused by but not limited to the following: weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. There shall be no refunds available as such instances are beyond the control of Management. It is highly recommended that Guest considers travel and/or rental insurance. MAINTENANCE & REPORTING: Guest shall properly use, operate and safeguard the Premises including, if applicable, any landscaping, furniture, furnishings, appliances and all mechanical, electrical, gas and plumbing fixtures, and keep them clean and sanitary. Guest shall immediately notify Management of any problem, malfunction or damage. Guest shall pay for all repairs or replacements caused by Guest, excluding ordinary wear and tear. Guest shall pay for all damage to the Premises as a result of failure to report a problem, malfunction or damage in a timely manner. ENTRY: Management and Managements representatives and agents have the right to enter the Premises, at any time, (i) for the purpose of making necessary or agreed repairs, decorations, alterations, improvements, for maintenance or to supply necessary or agreed services; (ii) to verify that Guest has complied with the terms of this Agreement; or (iii) in case of emergency. Management and Managements representatives and agents have the right to enter the Premises, upon reasonable notice of at least 24 hours, to show the Premises to prospective or actual purchasers, tenants, mortgagees, lenders, appraisers or contractors. TERMINATION OF OCCUPANCY: Upon termination of occupancy, Guest shall: (i) return all copies of all keys or opening devices to the Premises, including any common areas; (ii) vacate the Premises and surrender it to Management empty of all persons at agreed upon time; (iii) vacate any/all parking and/or storage space; and (iv) deliver the Premises to Management in the same condition less ordinary wear and tear as received upon arrival. A $50 late fee per 30min delay in departure without written consent from management company may be applied to credit card on file. WEATHER/MOTHER NATURE: We cannot be held responsible for circumstances beyond our control. This includes excessive noise from construction or public/private events, wildfire/smoke, weather related interruptions, road closures, lack of snow, frozen pipes, interruption of services and utilities or unexpected appliance breakdown. If a hurricane directly impacts our area remaining nights of your reservation will be refunded minus any and all transaction fees. PERSONAL PROPERTY AND INJURY: (i) Owner Insurance: Guest personal property, including vehicles, are not insured by Owner or, if applicable, HOA, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner/Management does not insure against personal injury to Guest, guests or licensees due to any reason other than the condition of the Premises. (ii) Guest Insurance: Management recommends that Guest carry or obtain insurance to protect Guest and licensees and their personal property from any loss or damage. (iii) Indemnity and Hold Harmless: Guest agrees to indemnify, defend and hold harmless Owner and Management from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage or injury to Guest or licensees or their personal property. MEDIATION: Guest agrees to mediate any dispute or claim arising out of this Agreement, or any resulting transaction, before resorting to arbitration or court action. Mediation fees, if any, shall be divided equally among the parties involved. JOINT AND INDIVIDUAL OBLIGATIONS: If there is more than one Guest, each one shall be individually and completely responsible for the performance of all obligations under this Agreement, jointly and individually with every other Guest. ENTIRE CONTRACT: Time is of the essence. All prior agreements between Owner and Guest are incorporated in this Agreement, which constitutes the entire contract. It is intended as a final expression of the parties` agreement and may not be contradicted by evidence of any prior agreement or contemporaneous oral agreement. The parties further intend that this Agreement constitutes the complete and exclusive statement of its terms, and that no extrinsic evidence whatsoever may be introduced in any judicial or other proceeding, if any, involving this Agreement. Any provision of this Agreement that is held to be invalid shall not affect the validity or enforceability of any other provision in this Agreement. The waiver of any breach shall not be construed as a continuing waiver of the same or any subsequent breach. RELEASE: In consideration of the right to visit the home, Guest agrees to release to the fullest extent allowed by law, Owner and its Management, members, officers, associates, employees, agents, representatives, attorneys, assigns, and affiliates (collectively, the Affiliates) from all liability or responsibility of any kind whatsoever for any personal injury, death, property damage or other loss sustained by me, my minor children, any guest identified on this form, or any guest or person allowed onto the property during my rental dates as a result of my, my children’s or the guests’ participation in a visit to the home, due to any cause whatsoever, including without limitation negligence on the part of Owner or Management. I understand that this release will bind my heirs, administrators, executors, and any other person or entity seeking to claim under or through me.
